How to Read Satellite Imagery

The difference between a sloppy trace and a planning-grade measurement is knowing what the image is actually showing you. A field guide to reading your property from above.

Modern imagery over U.S. residential areas is sharp enough to resolve features well under a foot across — you can distinguish a fence from a hedge, a flagstone path from a concrete one, a garden bed from lawn. But an aerial photo is still a photo: it was taken on a particular day, from a particular angle, with shadows falling a particular way. Reading it well means separating what's on the ground from what's an artifact of the photograph — and that skill, more than any tool feature, is what determines the accuracy of your trace.

One orientation note: what you see in most "satellite" views of residential areas is often high-resolution aerial photography stitched with true satellite imagery. The reading skills are identical either way.

The four artifacts that fool people

1. Tree canopy hides the ground. A mature shade tree can obscure fifty feet of fence line and a whole corner of lawn. The ground features continue underneath — so trace the fence where it emerges on each side of the canopy and connect the line through. Don't trace the canopy edge itself: a tree's crown routinely overhangs 10–15 feet past anything meaningful on the ground, and treating it as a boundary inflates the measurement badly.

2. Shadows are information, not obstruction. Shadows tell you what things are: a fence throws a thin, ruler-straight shadow; a hedge throws a soft, lumpy one; a retaining wall throws a shadow that steps with the grade. When two features look identical from above, their shadows usually settle it. Just don't trace the shadow as if it were the object — the object is at the shadow's root, on its sun side.

3. Camera angle displaces anything tall. Photos taken off-vertical make buildings lean: the roof edge you see may sit several feet from the foundation below it. Ground-level features — driveway seams, walkway edges, patio lines — don't lean, which is why careful measurement traces those instead of rooflines. If you must measure a structure, trace its base where walls meet ground, not the roof outline.

4. The image has a date. Residential imagery is typically refreshed every one to three years. New fence, new patio, removed pool — if it happened recently, the image may not show it. The tell is cross-checking something you know changed; if the old fence is still in the picture, measure what hasn't moved and treat the changed areas accordingly.

Workflow

A repeatable tracing workflow

Calibrate first. Before trusting any trace, measure something whose size you know. Standard features make good rulers: a two-car driveway is about 18–20 feet wide, a single parking space about 9, a typical sidewalk square about 5. Worked check: put the tape-measure tool across your driveway — if it reads 19 feet on a driveway you know is two cars wide, your eye and the imagery agree and the rest of the session inherits that confidence. If it reads 27, you're misreading an edge, and better to learn that on the driveway than on the lot line.

Then work section by section, zoomed in. Precision comes from tracing at high zoom where each grid cell is small; whole-lot traces from far out smear edges. Anchor each section on fixed reference points — house corners, driveway seams, fence posts visible as dots — and when multiple features agree on a line (fence, mowing line, hedge), trust it; when they disagree, trace conservatively. Finish with a sanity pass: does the lawn total look plausible against the lot, does the sum of parts roughly match the whole?

Where the visible evidence runs out — an unfenced side yard, an open field edge — you've hit the honest limit of imagery reading. What you're measuring is what you can see; the legally recorded line is a different thing, held in county records and established on the ground only by a licensed surveyor.
